Roof Maintenance? Why bother?

If it aint broken, don't fix it right? WRONG! Here in Glasgow and the west of Scotland, the climate is so wet and windy it is very important for the fabric of your house and your health that your roof is reliably waterproof and weatherproof.

All roofs benefit from maintenance resolving minor issues before they become real problems, maintaining the value of your house and protecting the health of your family.

What's the problem?

  1. Leaks
    You might not notice a cracked tile on your roof. It might lie up there for many years letting water slowly seep into your roofspace and house before you realise that there is a problem. Broken roof tiles can cause damage to the roofing felt, and will eventually lead to leaks.  Therefore, homeowners should have a roof inspection annually, and any broken tiles detected should be replaced right away.  Broken roof tiles are commonly found on homes of all ages, even brand new homes. Likewise lead flashings can crack and allow dampness through.
  2. Moss
    Moss can accumulate on tiles, which is not just unsightly but can also damage your roof. Moss causes problems by holding excess water on the roof and damaging the tile surface.
  3. Gutters
    The chances are you will have partially clogged gutters due to leaves, moss and silt. What this means when there is very heavy rain is the gutters might not have the capacity to cope with the volume of water. The excess then pours over and can damage roof timbers and brick / stonework. Even if the gutters do cope in all conditions, the weight of partially clogged gutters can strain and damage guttering, supports and fixings.
  4. Roofline
    The roofline, where roof meets house, is another area which needs to be well maintained. Problems here include flaking paint, cracked timbers, broken and missing uPVC fittings. Unaddressed, small problems can lead to unseen rot and decay within the roof timbers of your house, requiring much more extensive repairs.

Maintenance versus re-roofing?

This is not really an either or. A well maintained roof should last for many years and should be a priority for any home owner. Eventually you might find that the materials start to fail due to age and re-roofing is then the most cost effective answer.

In many cases, a roof that has minor problems can be repaired at minimal cost and a maintenance schedule will keep it in good order for many years to come.

If you have a roof that has not been adequately maintained, there may be underlying damage and routine maintenance may not be enough to provide a lasting repair. In this case, re-roofing may be required even if most of the roof looks fine.
